A unique, coastal community in the heart of Malibu

Head west along the Pacific Coast Highway and Malibu Road appears as a fork in the road. Veer south, and you’ll drive toward the coast and the Pacific's azure waters, before reconnecting with the main thoroughfare two and a half miles later. The only barrier between Malibu Road and the beach is a tidy row of magnificent oceanside homes.
Less an organized residential community and more a collection of beachside homes off the beaten path, Malibu Road offers a spectacular alternative to traditional community living. The Malibu Bluffs provide a natural buffer between the main highway and the eclectic houses. Roughly 250 homes occupy this stretch of serene, secluded coastline.
The opportunity to buy in is always in play. Modest homes fetch between $8 million and $12 million, with the most spectacular (usually double-lot estates) running well into eight, and in some cases, nine figures. This latter category is often reserved for a small selection of homes built into the bluffs toward Malibu Road's western edge, overlooking the beachside homes but remaining hidden away from the traffic on the Pacific Coast Highway.
One of the most unique aspects of life along Malibu Road is the privacy afforded without the community feeling cutoff or reclusive. The Malibu Bluffs provide the perfect natural barrier for homeowners who prefer a quieter, seaside lifestyle. Homes maximize the full dimensions of their lots, but with the single street dynamic, the houses feel cozy, not crowded.
In addition to the bucolic beach life, residents appreciate the creature comforts that remain within arm’s reach—an opportunity to have seclusion and access all at once.
Depending on your location along Malibu Road, you're either close to hiking the great outdoors or close to great dining and shopping. In either case, you're always close to the beach.
For restaurants and retail therapy, Malibu Colony Plaza and the Malibu Country Mart sit at the community's eastern edge. Worthy establishments beyond these two locales include Nobu Malibu and its unparalleled Japanese plates to the east and the delightful Malibu Seafood Fresh Fish Market & Patio Cafe to the west.
Malibu Road is an idyllic spot for those who hunger to get outdoors. Cameron Nature Preserve at Puerco Canyon, Corral Canyon Park, and Solstice Canyon are a few minutes north of Malibu Road. Each offers hiking, picnicking, wildlife, and memorizing views of the coastline and ocean beyond.
A bit closer to home, Malibu Bluffs Park features numerous activities the whole family can enjoy. Immediately to the north, Crest Tennis Park will satisfy your sporting fix, as will a trip to Eddy D. Field Baseball Stadium on the Pepperdine University campus a couple of miles to the north.
Malibu Road is home to a number of excellent schools. Top educational opportunities include:
